01 Challenge
For years, the Town of McCordsville lacked a defined downtown district—a central place where residents, businesses, and visitors could gather, live, and engage with the community. The absence of a vibrant town center limited economic development opportunities and hindered the town’s ability to establish a unique identity within the region. As McCordsville continued to grow, the need for a cohesive, mixed-use destination became increasingly urgent.
02 Solution
McCord Square is a transformative response to this challenge. Located on a 48-acre site at the southeast corner of Broadway Avenue (S.R. 67) and Mt. Comfort Road, the development is a strategic partnership between the Town of McCordsville, Rebar Development, and Pride Investment Partners. Designed to fulfill the goals of the Town Center Development Plan, McCord Square features two four-story mixed-use buildings with approximately 205 apartment units and 7,500 square feet of commercial space. Significant infrastructure upgrades were also incorporated to support both current and future development. As the Owner’s Representative, Veridus Advisors provided design management and construction oversight, guiding the project through permitting, documentation, and execution in close collaboration with the Town, developers, and contractors.
03 Results
The completion and opening of McCord Square Apartments in October 2024 marked a major milestone in the creation of McCordsville’s new downtown district. The development has begun to establish a vibrant, walkable community hub that attracts residents and businesses while laying the foundation for future growth. Additional phases are anticipated, including expanded housing, office space, retail, restaurants, and a daycare facility. McCord Square is not only reshaping the physical landscape of McCordsville but also redefining its identity—positioning the town as a dynamic destination for living, working, and gathering.
