Budgeting for

Owner’s Technical Representative (OTR) Services

Planning Your Budget
For planning and budgeting purposes, we recommend budgeting a placeholder of 1.5% to 3% of your project costs for Owner’s Representative services. This range gives you a good starting point until we are able to calculate your fixed fee.

Discovery Period
Depending on the nature of your project, we may charge a monthly discovery retainer to clearly define the projects, schedules, and budget. This initial contract will help us calculate an accurate staffing schedule and hourly forecast that is fair to you.

Saving you time. A large-scale project can require up to 15-20+ hours of our time per week for 2-3 years. Imagine the time it would take you or someone on your team to manage the project, without having the expertise to confidently navigate it. In fact, we often hear from clients who hire us mid-project that they wish they would have known about us when they first started their project. For many clients, this is a once-in-a-lifetime project filled with constant unknowns and time-draining tasks.

Saving you money. On average, our clients see a 3-5% savings in project costs. Depending on where your monthly level fee lands (typically 1.5-3%), you’ll definitely make back your money in savings, if not triple it.

Often, the ways we save clients money go unnoticed because our proactive involvement prevents change requests and other expenses from arising in the first place. Construction change orders are the most common areas our clients see their cost savings in hiring us. Depending on the request, we will assist in negotiating or denying change requests from your contractor to protect the project’s timeline, budget, and goals.

An Owner's Technical Representative acts as your trusted advocate throughout the project to ensure the project meets your goals and exceeds your expectations. Our Level Fee Approach ensures we represent your best interests every step of the way, without incentive to increase the total project costs (which may be the case with an architect or contractor). Our clients find having an OTR on your side of the table—even with architects, construction managers, and contractors involved—is an investment well spent.
