01 Challenge

The Carmel Clay Public Library (CCPL) faced the complex challenge of renovating and expanding its facilities to accommodate a growing community and evolving needs while minimizing disruption during construction. The $40 million project aimed to address technological advancements, increased program capacity, and improved infrastructure, all within a tight timeline and budget.

02 Solution

Veridus Advisors guided the design and construction phases using the Construction Manager as Constructor (CMc) method and facilitated the relocation of library operations to an 80,000 square-foot temporary facility. This strategic move, including securing a two-year lease, allowed the library to continue serving the community while saving an estimated two years and $2 million in construction time and costs.

03 Results

The 132,000-square-foot expansion and renovation were completed on time and celebrated at the Grand Reopening in October 2022. The enhanced library, walkable to Carmel public schools, now features a state-of-the-art Digital Media Lab, cafe, expanded meeting spaces, a new parking garage, and improved energy efficiency, significantly increasing capacity and functionality while doubling user engagement since its last major update in 2017.
