01 Challenge

The Johnson County Public Library (JCPL) faced the challenge of replacing an outdated library building that no longer met the needs of a growing population with a new $8.8 million branch in the Clark-Pleasant area. During this endeavor, significant issues arose, including a $300,000 earthwork error and a structural design flaw discovered post-steel delivery.

02 Solution

Veridus Advisors, as the Owner’s Representative, effectively managed the project by ensuring budget adherence and timely issue resolution. They emphasized the necessity of final cost estimates, identified and corrected the earthwork and structural errors, and facilitated a successful bid process. Their proactive management included negotiating Errors and Omissions Claims and overseeing construction challenges.

03 Results

The Clark Pleasant Branch of JCPL, completed on time and under budget in March 2022, showcases a range of features including an Adult Learning Center (ALC), Early Childhood Learning Area, a STEAM Zone Robotics Learning Lab, public art installations, and a nature trail, in addition to a substantial collection of over 50,000 items.
