01 Challenge

The Speedway Municipal Center adaptive reuse project faced significant budgetary challenges, initially coming in nearly $1 million over budget. The transformation of a former bank headquarters into a new town hall and police headquarters required a creative solution to stay within financial constraints while accommodating the needs of the town and police department.

02 Solution

Veridus Advisors was selected as Owner’s Representative and intervened by recommending a shift to the Build-Operate-Transfer (BOT) delivery method, moving from the initial Construction Manager as Agent (CMa) approach. This change, coupled with a successful Request for Proposal (RFP) process and the selection of GM Development, identified over $1 million in cost savings. Veridus Advisors also managed multiple change orders and design adjustments to further enhance the project’s value.

03 Results

Completed in March 2021, the $9 million Speedway Municipal Center now effectively houses all Town Administration, School Administration staff, and the police headquarters under one roof. The facility features meeting spaces, a versatile kitchen, and advanced training areas, becoming a central hub for both administrative functions and community engagement while remaining within budget.
